Hello Whiting Station residents.  This message is on behalf of the Board of Trustees.

This is a reminder that as of January 2025, the monthly HOA fee is $182.00.

The payment is due on the first (1st) of each month, and after the tenth (10th) of the month there is a late fee of $15.00 which would require a total payment of $197.00.  There are no coupon books, as previously discussed in past meeting minutes and in the Express.

Reminder, if you have Whiting Station set up as a bill pay with your bank, be sure to change the amount for January’s payment.

If you have any questions, please contact Laura in the HOA Office at 732-350-3556.

up for the season. They will be conducting a final leaf and debri blow-out of our garden beds
surrounding our homes, followed by one more mow/leaf clean-up of our lawns. Please, if you
have any items that can be damaged by this clean-up procedure, please remove them by the end
of day today. Thanks so much and have a wonderful holiday season.

VOICE SHOT December 6, 2024 – Lawn Basin/Clubhouse service postponed till Monday

Good morning Whiting Station residents.   This is Barbara Hubbard, with another message to
inform you that Turfmasters will not be coming today to clean up leaves at our clubhouse or
drainage basins. Rather, they will be here tomorrow to clean the clubhouse grounds and will
return this coming Monday, December 9 th to complete the drainage basins. Turfmasters will
then, again, be coming on Friday, December 13 th to blow out our flower beds and compete leaf
lawn cleanup.
Sorry about these changes. Have a good day

VOICE SHOT December 3, 2024- Lawn service next two weeks

Hello Whiting Station residents.   This is Barbara Hubbard, trustee for Lawn Services. We are
finally catching up on leaf cleanup and the lawns are starting to look clean again.  I want to let
you know that Turfmasters will be here again this Friday, December  6th. Their plan (for this
Friday) is to focus on the leaf cleanup of the clubhouse and on the four catch basins in our
neighborhood. Since their focus is on other aspects of our neighborhood this week, I am asking
that you refrain from performing personal leaf cleanup that would result in leaves being
deposited in the street. On December 13 th (the last day of lawn service), Turfmasters will be
performing their last lawn cleanup which will include blowing out of all our garden beds
surrounding our homes. Again, please do not leave any leaves on the main roads this week. If
you feel, however, that your lawn has an abundance of leaves that require removal before
December 13 th , please contact me via email at lawncare.ws@gmail.com. I will then visit your
property to see if a cleanup on December 6 th is necessary.
Thanks and have a good day.

ShoutOut November 27,2024

Good afternoon,

This is Mickey Ribera, your HOA President ,I would like to take this time on behalf of your Board of Trustees to wish all a Happy Thanksgiving!  Also a reminder that  due to the Holiday, Trash pickup will be early Friday Morning. VOICE SHOT November 21 st , 2024- No Lawn/Leaf Clean-up Tomorrow, November 22nd
Hello Whiting Station neighbors.   This is Barbara Hubbard with a quick message. Turfmasters
will not be coming tomorrow to conduct leaf clean-up.  They will return next Friday, November
29 th to continue leaf removal services.  We still have 3 more days of Turfmasters service to
remove our leaves. The last day of service will be on December 13 th when they will conduct a
final blowout of our garden beds surrounding the homes.  By then, we will have less fallen
leaves on the ground so most mulching, (that has currently been left on your lawn), should be
removed by the mowers. Again, Turfmasters will resume leaf cleanup next Friday with the last
day of service being December 13 th , weather permitting.
Thank you and have a nice Thanksgiving Day.

SHOUTOUT-WEDNESDAY NOV. 20,2024-HOLIDAY DECORATIONS

Good morning Whiting Station residents. This message is from the Board of Trustees.
As a reminder, Holiday decorations should not be displayed until the day following
Thanksgiving and must be removed the weekend following the celebration of the Three
Kings or as some call it Little Christmas. All decorations should be removed by Sunday,
January 12 th , 2025.
If you have installed decorations in error, please do not display them until after
Thanksgiving.
Also, be mindful that Leaf Cleanup is ongoing and the Landscapers will not be
responsible for any damage to decorations on the lawn.
Thank you.

VOICE SHOT November 15th, 2024-

Use of Electric leaf blowers on Sunday, November 17th

Good morning, Whiting Station Residents. This is Barbara Hubbard, Lawn
Trustee, with another message for the week. Since Turfmasters
rescheduled their leaf cleanup for this coming Monday, rather than today,
the Board is lifting the restriction on using electric or battery-powered lawn
equipment this Sunday, November 17th. This will allow residents,
(interested in pre-blowing their gardens to prepare for Turfmasters’
service), to pre-blow any garden beds before lawn service on Monday.
Please note: Gas-powered equipment will still not be allowed this Sunday,
due to the excessive noise that gas-powered equipment produces. Again, if
interested, you can use your electric or battery-powered lawn equipment
this Sunday, November 17th to prepare for Turfmasters leaf removal
service scheduled for Monday, November 18th.
After Monday’s lawn service, we will still have three service dates for
Turfmasters to conduct leaf removal. Our final leaf removal service for the
season, including blowouts of flower beds surrounding our homes, is
scheduled for December 13th.
Thank you and have a nice day.

VOICE SHOT November 14th, 2024-

Tomorrows Mowing/Leaf pick-up rescheduled for
Monday, November 18th
Good morning, Whiting Station Residents. This is Barbara Hubbard, Lawn Trustee, here to
inform you that Turfmasters will not be mowing and removing leaves tomorrow, November
15th. Rather, they will be removing leaves and mowing this coming Monday, November
18th.(continuing on Tuesday, if necessary)
The need to conduct another leaf cleanup this coming Friday will depend on the amount of
leaves accumulated within the two to three days following Monday’s service. I will send a
voice shot this Thursday to inform you of our decision.
If you have any questions, you can email me at lawncare.ws@gmail.com
Thank you and have a nice day.

Town Pick Up of Leaves, Branches/Sticks, Garden Waste
on November 5th
Hello Whiting Station neighbors. This is Barbara Hubbard, HOA Board Trustee. I am here to
tell you that the Township of Manchester will provide leaf, branch/stick, and garden waste
pick-up on Tuesday, November 5th. This pick-up service is a courtesy to all Manchester
residents who wish to conduct their own leaves, sticks, or garden waste clean-up on their
property. If interested in taking advantage of this bi-annual service, the Department of Public
Works asks that you abide by the following guidelines:
1. You can begin dropping off your leaves, branches, or garden waste on Friday, November
1st. All botanical waste must be left only on one side and edge of your main road. Do not
drop off your waste on your finger, (drop- offs can be on Morning Glory Lane, Gardenia,
Petunia, Orchid, or Lily Court).
2. Leaves and pine needles must be raked to the curb in a single and orderly row. Large
vacuum trucks will be picking up this material. Therefore, on November 5th, all vehicles
must be parked away from the leaf piles to expedite the process. Branches, sticks, or
garden debris cannot be mixed with leaves or the town vacuum will not pick up.
3. Sticks and or branches must be neatly piled (and tied) in parallel piles for ease in pick-up.
Branches or sticks cannot exceed 4 feet in length or 3 inches in diameter. Unmanageable
branches or waste will not be picked up.
4. Garden waste, clippings, or other vegetative waste must be placed in a separate
container away from the leaves and branches. Large plastic bins or garbage cans are
examples of containers to use. Large bushes or trees with roots will not be picked up.
Lastly, as a reminder, Turfmasters will be here on Monday, November 4th to mow and
clean- up leaves rather than coming this Friday, November 1st.
If you have any questions, you can email me at lawncare.ws@gmail.com
Thank you and have a nice day.

Rescheduling Mowing Services tomorrow, October 25th
Good afternoon, Whiting Station residents. This is Barbara Hubbard, HOA Board Trustee.
After driving through our neighborhood today, I noticed the abundant leaves that have
fallen. Plenty more leaves will fall between now and November 4th. Therefore, I asked
Turfmasters to come in tomorrow to mow and pick up our leaves. They will first blow the
leaves off our fingers, driveways, and sidewalks onto the lawns – followed by lawn mowing
and leaf removal. If you do not want tomorrow's lawn mowing/ leaf removal service, please
pink-flag your lawn accordingly. Turfmasters will not be blowing our main roads. However,
they will vacuum any significant piles of leaves that may have accumulated on the edges
and sewers of Gardenia, Morning Glory, Orchid, and Petunia.
After tomorrow’s service, the next scheduled leaf pick-up is on Monday, November 4th.
If you have any questions, contact me by phone at 973-879-4708.
Thank you and have a nice afternoon.

SHOUTOUT-WEDNESDAY OCT. 23, 2024-SIGNAGE

Good morning Whiting Station residents. This is a message from your
Board of Trustees.
As we approach the upcoming election, we want to remind everyone of our
Community’s Rules and Regulations regarding political signage. Each
household is permitted to display one sign only with a maximum size of 24
X 24 inches and the top of the sign no higher than 30 inches above the
ground. Please remember that these signs must be placed within four feet
parallel to your home and cannot be displayed until 14 days before the
election. Additionally, all signs must be removed within two days after the
election.
We understand everyone’s right to support their chosen candidates;
however, we also ask that you respect our Community guidelines. These
rules are in place to maintain the aesthetic appeal of our neighborhood as
well as foster a positive spirit.
Thank you for your cooperation and support. If you have any questions,
feel free to reach out to us.
Have a great day!

VOICE SHOT October 22,2024

Fertilizer on 10/23, next Mow is Monday, November 4th
Good afternoon Whiting Station residents. This is Barbara Hubbard, HOA Board Trustee,
with three important messages regarding your lawn service. Firstly, Turfmasters will apply a
fertilizer (Weed N Feed) treatment, tomorrow, October 23rd. Please pink flag your property
today if you do not want this treatment. Second, Turfmasters will skip lawn-cutting services
again this Friday, October 25th. The next lawn-cutting service is scheduled for Monday,
November 4th. (Not Friday, November 1st). During this cutting, Turfmasters will leave their
grass clippings and leaves on the main roads for the Manchester Township Leaf pick-up
scheduled for the following day, November 5th. This township pick-up service is a courtesy
offered to our residents. It does not denote that residents must conduct leaf or garden
cleanup themselves. Rather, it is a service for those who want to do yard work themselves.
Since this pick-up service is not until November 5th, we ask that you wait until Friday,
November 1st to deposit any leaves, garden waste, or sticks on the main roads. I will send
out a voice shot early in the week of October 28th on specifics.
Thank you and have a nice afternoon.

Message from 08/28/2024  shout out:

Good afternoon, Whiting station residents, This is Mickey Ribera, your HOA President.

I  would like to take this time to update those who missed last night’s Board meeting . As you know our Board of Trustee Elections  are rapidly approaching.

We currently have only 4 candidates for the upcoming HOA Board of Trustees

election. According to our bylaws, at least 4 trustees are required to form a quorum and conduct essential business for our community.

A quorum is necessary for the Board to make decisions and manage the community effectively. Without a consistent quorum, we risk the inability to conduct business, which could lead to serious consequences.

If we cannot maintain a quorum on a permanent basis, our community could be placed into receivership. In a receivership situation, a court could appoint an external administrator (likely a lawyer) who would then hire a management company to handle all HOA business. A court-appointed administrator and management company may not have the same vested interest in our community as we do.

This could lead to increased costs, reduced control over community decisions, and potential changes in how our community is managed.

Even with a Board of 4-5 trustees, there could be delays in services provided by the Board. Longer-than-expected times for approvals on architectural modifications, irrigation repairs, and other concerns may occur due to the limited number of trustees.

I would like to ask all residents to consider serving as a trustee to ensure our community remains self-managed. As homeowners, we all have a stake in keeping Whiting Station the friendly and beautiful community it is.

Serving as a trustee allows us to maintain control over our community, rather than handing it over to a company focused solely on profit.

So to all please consider stepping up for our community, let’s keep it OUR community!

Contact Lynne Sweezo our election chair to find out how you can still  become a candidate at  908-783-2260

Thank you !

Irrigation Message   Shout Out:

Hello Whiting Station residents. This is Joe Hearon, trustee in charge of our Irrigation system.

As you may or may not be aware the irrigation system was officially turned-on last Wednesday. Please be aware that because we added new rain sensors sometimes it may not run if we’ve had adequate rain recently.

I have received many comments regarding some sprinklers that may not have come on at the prescribed time. Be aware the watering times are different than in the past and are currently set for 20 minutes.

It is imperative that all residents follow the proper procedure and fill out a work order for any work needed or problems with your individual sprinkler heads. The forms are located on the Whiting Station website as well as the box located in the back of the clubhouse.

Also, several residents have informed me that they have planted grass seed and are expecting the irrigation system to keep it wet.

Please be aware when planting grass seed it is very important that new seeded areas should be supplemented by water from your spigot until established, based upon industry best practices, it should be watered every morning and every evening until it has sprouted. The Whiting Station irrigation system is designed to support existing landscaping and grass, not new growth.

Thank you for making the efforts you are taking to help our community look beautiful / and knowing that in order to get proper germination of new grass seed that additional water will need to be supplemented by the resident.

If you do not want your lawn mowed, please pink flag your lawns accordingly.
In addition, our lawn sprinkler service is beginning this week. This year, we added rain sensors to the
system that will disengage the water sprinkling if it is raining or has rained recently. This new feature
will save on our water usage and ultimately save on potential excess water usage fines. If seeding or
sodding your lawn, you may need to supplement your watering by using a portable sprinkler hooked up
to your outside water faucet, until your new lawn is established.
If you have any questions, you can contact either Joe Hearon or myself, board trustees. Thanks for your

VOICE SHOT
Results of Resident feedback, proposed amendments rental/deed restrictions

Hello Whiting Station residents. This is Barbara Hubbard, HOA trustee. I am here to
inform you of the results of your feedback on the proposed amendments regarding
Deed and Rental Restrictions. We had 214 neighbors provide feedback. A significant
percentage of responders (about 94%) favor this rental restriction. However, some are
concerned over the 2-year rental limit allowed to heirs when inheriting a home in
Whiting Station. To alleviate this concern, we modified the amendment to allow 2 years
rental extension to heirs based upon written request and Board approval. The original
proposed amendment also stated a 10% rental cap (or 33 home rental maximum).
While many respondents said a 10% rental cap was acceptable, almost 50% of those
favoring the proposed amendment wanted a lower rental limit. To accommodate those
concerns, we modified the amendment to now state a 26-home rental limit. (Or
approximately 8% of the 330 homes in our neighborhood.)
This concludes the changes made, based on resident feedback. Your ballot will be
mailed to you around the week of March 20 th . Shortly thereafter, a representative will
contact you, either by phone or by a visit, to make sure you receive the ballot and
answer any questions you may have. If you do not hear from a representative with 2
weeks after receiving the ballot, please call me at 973-879-4708 for any questions or
help. Please do not assume that your vote does not count; Your vote will make a
difference on whether this amendment passes or not. Thank you for your time and
have a great day.

This message is on behalf of the Board of Trustees. As mentioned at past meetings and as stated in past meeting minutes, we are proposing an amendment to our covenants concerning Deed Ownership and home rentals. These amendments are being proposed in order to protect and maintain the safe and stable integrity of our neighborhood, as well as to protect the value of our homes. In order to implement these important changes, we need your help by providing your input/feedback and, hopefully, your vote to approve. We want you to fully understand these proposed changes and would like you to provide your feedback on a couple of the proposed amendments. This is all of our community and your feedback is extremely important. Within the next three weeks, one of your neighbors will contact you (either by knocking on your door or by calling you) and ask if they can explain the importance of this amendment. After a brief explanation of the proposed amendment, he or she will ask how you feel about the proposal and will also ask for feedback on two specific items that we are proposing. Your feedback is very important; we will ultimately create the final draft based on everyone’s feedback. We want you to be comfortable with this proposal. However, comfort cannot be achieved without your full understanding. When your representative neighbor contacts you, please allow them 10 minutes of your time to explain and ask for your feedback. Again, this is your home and community and your feedback is important to use. If you have any questions, you can contact Barbara Hubbard, Board Trustee, at phone number 973-879-4708. Thank you very much for your time and Happy New Year!

Good afternoon Whiting Station Residents:

This Message is on behalf of the Board of Trustees. This is a reminder that there will be no trash pickup on Monday, January 1st as it is a scheduled Holiday for the Ocean County Landfill.

Trash pickup will be re-scheduled for Tuesday, January 2nd; please put trash out at the main road curb the evening before as all re-scheduled pickups going forward will be early morning pickups rather than the usual mid-morning pickups on regular garbage days.

The recognized Holiday Schedule for the Ocean County Landfill include:
New Year’s Day, MLK Day, Presidents Day, Memorial Day, 4th of July, Labor Day, Thanksgiving, and Christmas. Please be aware of these dates and adjust your trash disposal accordingly.

Wishing all a Happy & Healthy New Year!

Message from 12/26/2023

A quick update on trash pickups,
I contacted Marcus at Stanley Contracting regarding the early pickup today. He apologizes for any inconvenience caused by he crews extra early arrival. He explained with the makeup day the crews are on a busy schedule, as you can imagine completing all the routes postponed due to the Holiday as well as the normal days route.
Going Forward he asks that when trash is to be picked up the day after a Scheduled holiday, that it be put out the evening before the pickup as it will be an early morning pickup on those days.

Thanks, MR

Message from 11/30/2023

You may have noticed in the last few days work being performed  around the new Multi Court area, specifically the removal of certain White Pine trees. I want to take a moment to explain the reasoning behind this decision and reassure you that it was made with your safety and the community’s fiscal responsibility in mind.

Safety First: The decision to remove these trees was primarily driven by safety concerns. The White Pines in question had become overgrown for the space, and one tree positioned near the roadside had the potential to split and fall into the road. We consulted with a professional tree company, and their recommendation supported our concern for potential hazards.

Pine Needle Hazards: Additionally, the continuous falling of pine needles posed a safety threat on the Multi-Game Court. We want to ensure a clean and safe environment for everyone, especially as we eagerly anticipate the full opening of the new court in the spring.

Fiscal Responsibility: We understand the importance of fiscal responsibility within our community. While safety is our top priority, we also recognize the need to make decisions that align with the financial well-being of our community (Removal versus continual pruning) This balance ensures that we can continue to enhance our shared spaces for the benefit of all residents.

BOT Decision-Making: The decision to remove these trees was carefully considered and decided upon by the Board of Trustees. Your safety and the efficient operation of community amenities, like the Multi-Game Court, are always at the forefront of our decision-making process.

Good afternoon,

This is a joint message from your lawn care trustee Barbara Hubbard and your irrigation trustee Bob Reeves.  Due to the cool temperatures as of late and the heavy rain this past week the vast majority of lawns in our community are still saturated . With these conditions  it was decided to end Irrigation for the year immediately  allowing lawns to dry out before next week’s lawn cutting, reducing any damage from mowers during that cut as well as during  the fall cleanups that will follow.

Thank you for your patience and understanding .

Finally if you have not voted on the Amendments please drop off your ballot  by Nov 1st at 9 am.  Or call Lynne Sweezo if you need any assistance.

Second, the Trash or Treasure scheduled for tomorrow is

This Message is from your Board of Trustees,

There will be no lawn cutting service tomorrow, Friday August 24, 2023.

Also, the Sealcoating portion of the project by Eosso Brothers is now complete. We would like to thank residents for their patience shown during the project. As mentioned, it was a necessary inconvenience to prolong the life expectancy of our roadways. Please note a crew will be in the community early next week for some line striping which should have a minimal impact on residents. As always please use caution while crews are working.

The end of the sealcoating project also signals the end to overnight on street parking. Starting this evening all vehicles must be removed from roadways prior to 12 am and going forward adhere to the NO overnight parking rule between the hours of 12:00 am to 6:00 am.

Again thank you for your patience.
