Good morning Whiting Station residents. This is Barbara Hubbard, trustee for lawn services, with a
quick note to let you know that Turfmaster’s mowing services will begin this Friday, weather permitting.
If you do not want your lawn mowed, please pink flag your lawns accordingly.
In addition, our lawn sprinkler service is beginning this week. This year, we added rain sensors to the
system that will disengage the water sprinkling if it is raining or has rained recently. This new feature
will save on our water usage and ultimately save on potential excess water usage fines. If seeding or
sodding your lawn, you may need to supplement your watering by using a portable sprinkler hooked up
to your outside water faucet, until your new lawn is established.
If you have any questions, you can contact either Joe Hearon or myself, board trustees. Thanks for your
time and have a great day.

Results of Resident feedback, proposed amendments rental/deed restrictions

Hello Whiting Station residents. This is Barbara Hubbard, HOA trustee. I am here to
inform you of the results of your feedback on the proposed amendments regarding
Deed and Rental Restrictions. We had 214 neighbors provide feedback. A significant
percentage of responders (about 94%) favor this rental restriction. However, some are
concerned over the 2-year rental limit allowed to heirs when inheriting a home in
Whiting Station. To alleviate this concern, we modified the amendment to allow 2 years
rental extension to heirs based upon written request and Board approval. The original
proposed amendment also stated a 10% rental cap (or 33 home rental maximum).
While many respondents said a 10% rental cap was acceptable, almost 50% of those
favoring the proposed amendment wanted a lower rental limit. To accommodate those
concerns, we modified the amendment to now state a 26-home rental limit. (Or
approximately 8% of the 330 homes in our neighborhood.)
This concludes the changes made, based on resident feedback. Your ballot will be
mailed to you around the week of March 20 th . Shortly thereafter, a representative will
contact you, either by phone or by a visit, to make sure you receive the ballot and
answer any questions you may have. If you do not hear from a representative with 2
weeks after receiving the ballot, please call me at 973-879-4708 for any questions or
help. Please do not assume that your vote does not count; Your vote will make a
difference on whether this amendment passes or not. Thank you for your time and
have a great day.

This message is on behalf of the Board of Trustees. As mentioned at past meetings and as stated in past meeting minutes, we are proposing an amendment to our covenants concerning Deed Ownership and home rentals. These amendments are being proposed in order to protect and maintain the safe and stable integrity of our neighborhood, as well as to protect the value of our homes. In order to implement these important changes, we need your help by providing your input/feedback and, hopefully, your vote to approve. We want you to fully understand these proposed changes and would like you to provide your feedback on a couple of the proposed amendments. This is all of our community and your feedback is extremely important. Within the next three weeks, one of your neighbors will contact you (either by knocking on your door or by calling you) and ask if they can explain the importance of this amendment. After a brief explanation of the proposed amendment, he or she will ask how you feel about the proposal and will also ask for feedback on two specific items that we are proposing. Your feedback is very important; we will ultimately create the final draft based on everyone’s feedback. We want you to be comfortable with this proposal. However, comfort cannot be achieved without your full understanding. When your representative neighbor contacts you, please allow them 10 minutes of your time to explain and ask for your feedback. Again, this is your home and community and your feedback is important to use. If you have any questions, you can contact Barbara Hubbard, Board Trustee, at phone number 973-879-4708. Thank you very much for your time and Happy New Year!

Wishing all a Happy & Healthy New Year!

I contacted Marcus at Stanley Contracting regarding the early pickup today. He apologizes for any inconvenience caused by he crews extra early arrival. He explained with the makeup day the crews are on a busy schedule, as you can imagine completing all the routes postponed due to the Holiday as well as the normal days route.
Going Forward he asks that when trash is to be picked up the day after a Scheduled holiday, that it be put out the evening before the pickup as it will be an early morning pickup on those days.

Thanks, MR

Message from 11/30/2023

You may have noticed in the last few days work being performed  around the new Multi Court area, specifically the removal of certain White Pine trees. I want to take a moment to explain the reasoning behind this decision and reassure you that it was made with your safety and the community’s fiscal responsibility in mind.

Safety First: The decision to remove these trees was primarily driven by safety concerns. The White Pines in question had become overgrown for the space, and one tree positioned near the roadside had the potential to split and fall into the road. We consulted with a professional tree company, and their recommendation supported our concern for potential hazards.

Pine Needle Hazards: Additionally, the continuous falling of pine needles posed a safety threat on the Multi-Game Court. We want to ensure a clean and safe environment for everyone, especially as we eagerly anticipate the full opening of the new court in the spring.

Fiscal Responsibility: We understand the importance of fiscal responsibility within our community. While safety is our top priority, we also recognize the need to make decisions that align with the financial well-being of our community (Removal versus continual pruning) This balance ensures that we can continue to enhance our shared spaces for the benefit of all residents.

BOT Decision-Making: The decision to remove these trees was carefully considered and decided upon by the Board of Trustees. Your safety and the efficient operation of community amenities, like the Multi-Game Court, are always at the forefront of our decision-making process.

Good afternoon,

This is a joint message from your lawn care trustee Barbara Hubbard and your irrigation trustee Bob Reeves.  Due to the cool temperatures as of late and the heavy rain this past week the vast majority of lawns in our community are still saturated . With these conditions  it was decided to end Irrigation for the year immediately  allowing lawns to dry out before next week’s lawn cutting, reducing any damage from mowers during that cut as well as during  the fall cleanups that will follow.

Thank you for your patience and understanding .

Finally if you have not voted on the Amendments please drop off your ballot  by Nov 1st at 9 am.  Or call Lynne Sweezo if you need any assistance.

Please remember ALL trash MUST be bagged and placed in Trash can for pickup by Stanley Contracting. I have advised Stanley to have crews check cans for smaller bags at bottom of cans before proceeding to the next residence.

This is a message from your Election Committee. We would like to thank you for the great voter turnout for our Trustee election, and congratulate our newly elected Trustees: Sharon Barker, Ann Ennis, Barbara Hubbard and Bob Kakolewski.
However, there were not enough votes cast to reach the required 2/3 quorum for the Amendments on the ballot. We will hold open the Amendment election ONLY for 30 additional days, until November 1. If you still have your original ballot, you may submit it to the Ballot Box in the clubhouse using the same procedure described in the mailing: ballot inside plain envelope, which is then placed in the envelope with your return address sticker.
The election committee will be reaching out to residents who have not yet voted to ensure you have a ballot if you wish to vote. If you need a replacement ballot you can also contact Lynne Sweezo at 908-783-2260. Please consider voting on these amendments and thank you again for your participation.

As of Sept 30  our contractor Kurt’s Kourts will begin construction of our new multi game court . Keep in mind this is a construction project and along with that will come the usual inconveniences of dust and debris as well as noise. This is necessary to get through this project and we can begin to enjoy  these new  amenities ASAP.

Keep in mind  that it will be done in 2 phases.

Phase 1. This Fall – Shuffleboard, Bocce ball and Putting Green construction.

Phase 2.  Spring -Pickle ball court construction.

There will be no individual announcements of on going work as it can be sporadic  working around weather patterns .

Work can start or stop at any time going forward please use due diligence ,if you do not want dust on your auto please park as far away from the Game court area as possible in the lot.

Thank you for your patience!

Hello Whiting Station Residents
We have 2 quick messages for you today.
First, the sprinkler system will be shut down this weekend due to
the impending rain storms.
Second, the Trash or Treasure scheduled for tomorrow is
actually the rain date from the one originally scheduled this past
June. It will be your choice if you wish to sell from your garage
tomorrow. But this is to let you know that another rain date will
not be offered this year for the Trash or Treasure event. It’s
unfortunate that Mother Nature was not cooperative with us this
year, but another will be scheduled for next year.
Have a great day and stay hydrated.

This message is on behalf of Bob Reeves, your Trustee for Irrigation.

Due to lightning strikes to Wells #1, #8 and #9, we are experiencing multiple issues and are dealing with various vendors to get the entire system up and operating. If you have recently seeded or planted, we are asking that you self-water until all is corrected, hopefully by week’s end. We’d like to thank you for your patience during this time.

Messages from 8/24/23

This Message is from your Board of Trustees,

There will be no lawn cutting service tomorrow, Friday August 24, 2023.

Also, the Sealcoating portion of the project by Eosso Brothers is now complete. We would like to thank residents for their patience shown during the project. As mentioned, it was a necessary inconvenience to prolong the life expectancy of our roadways. Please note a crew will be in the community early next week for some line striping which should have a minimal impact on residents. As always please use caution while crews are working.

The end of the sealcoating project also signals the end to overnight on street parking. Starting this evening all vehicles must be removed from roadways prior to 12 am and going forward adhere to the NO overnight parking rule between the hours of 12:00 am to 6:00 am.

Again thank you for your patience.

Trash pickup is scheduled as normal during Seal coating. Trash cans may have to be put in different spots if you are on Petunia Lane pink areas  and your side was seal coated today 8/14 . You may have to place cans across the street or to the left or right of the completed area.

Due to weather Mowing will take place Saturday 8/12

Messages 8/10/23:

Mowing will take place on 8/11/23  but will start at 7 am in the Yellow finger areas on the Eosso map , once they are done seal coating will begin.

As of 8/11 The Following 2 files are the latest revisions to the Seal coating Project. Keep in mind after tomorrow Eosso Bros.  will not be doing work in the community on Fridays allowing for minimal disruption to services in the future  such as Mowing, Trash and recycling.  Although No trash pickup will occur tomorrow  on  8/11  I did alert the township that roadways will be open for recycling.  Those residents on Petunia lane in the Blue areas should place their recycle cans on the opposite side of the street.  ALL recycles should be put out tonight  to ensure  being able to reach the roadways  before fingers in the yellow area  are seal coated.

*IMPORTANT* Please check for distributed Eosso flyers each day for schedules  , Weather and other instances may effect the schedule. EOSSO Bros Flyers are what you should be referring to for  scheduling ,they are the official schedules!!!
