Listed below is important information that realtors representing both sellers and prospective buyers should understand in order to make your experience with our community a mutually beneficial one:

  1. Our Business Office should be made aware of any scheduled Open House in advance.
  2. There is absolutely NO PARKING allowed in finger lanes throughout the community. Fingers are all considered emergency lanes and any vehicles parked there will be subject to towing.
  3. All prospective buyers should become familiar with our Governing Documents in order to know both the benefits and responsibilities of Whiting Station home ownership. The documents can be downloaded from this site.
  4. Prospective buyers entering into a purchase agreement must complete and sign a Prospective Buyers Acknowledgment.
  5. A signed Verification of Occupancy form must be completed before any closing information can be processed by our Business Office. Copies of Drivers Licenses (or other date of birth verification) are also required.
  6. Please inform your buyer that all homeowners and/or tenants are required to meet with a member of the Board of Trustees before passkeys are issued.
  7. Corporate entities of any kind are prohibited from purchasing properties in our community, per the Fourth Amendment to the Declaration of Covenants and Restrictions.
  8. There are specific rental restrictions. Please read our Governing Documents.

The community at Whiting Station has preserved our beautiful aesthetics because we are diligent about exterior maintenance of all homes. Our Declaration of Covenants and Restrictions (Covenants) and Rules & Regulations clearly outline each owner’s responsibilities and must be reviewed and agreed to by all prospective buyers prior to assuming ownership, in order to avoid misconceptions after the sale. We actively pursue all violations.

While we allow pets, we only allow pets to be walked on our streets – not on any common property. Pets cannot be left unattended or unleashed at any time, even on the owner’s property. Please see our Rules & Regulations for specific rules and restrictions.

As parking in our Clubhouse parking lot is very limited, please do not advise potential buyers that “extra” vehicles can be parked there. If they have a one-car garage, they are expected to park two vehicles at their home. Parking on our streets from Midnight to 6:00 AM is prohibited and violators are subject to towing at owner’s expense.
